An outstanding opportunity has arisen within our Suburban Shopping Centres team to undertake a 12-months full-time with the possibility of extension and\or permanency contract role of Property Manager, Suburban East.

Reporting to the Shopping Centre Portfolio Manager, this role will manage the Suburban Shopping Centre assets of Newpark Shopping Centre, Duncraig Shopping Centre and Darling Ridge in accordance with the business plans and in line with Hawaiian’s policies and procedures. 


Essential Duties

Essential duties include, but are not limited to, the following:

  • Develop and recommend an effective and cohesive management strategy for the asset in line with market conditions
  • Liaise with Shopping Centre Portfolio Manager and General Manager, Shopping Centres to ensure strategic objectives are being met
  • Develop strategies for achieving client retention, higher occupancy rates, add-on services to clients and marketing
  • Maintain and improve tenant and customer satisfaction through NPS achieving KPI’s set
  • Develop, implement and regularly evaluate the Business Plan
  • Financial, including budgeting, forecasting, reporting and management of cash flow to achieve budget
  • Prepare monthly, quarterly and annual reports
  • Effectively manage and lead on-site management teams and provide guidance as required
  • Effective liaison with leasing, facilities management, guest services and marketing personnel to achieve business objectives
  • Assist with site requirements in the delivery of CAPEX projects
  • Assist with the procurement of day to day R&M items and review in the appropriate management system
  • Undertake water management and testing in the appropriate document management system
  • Regular meeting with Manager, Special Projects on progress updates
  • Perform monthly property inspections and record the condition report with any action items and in the appropriate document management system
  • Attend monthly contractor inspections and record findings and action items in the appropriate document management system
  • Oversee the marketing functions in association with the appointed Marketing team
  • Improve and review property performance in all the above areas
  • Oversee the successful operation of the centres and maintain a high standard of presentation
  • Manage direct reports KPIs and deliver on own KPIs
  • Ensure all systems and procedures are followed and delivered in a timely manner
  • Manage the on-site Guest Services Manager and work with the relevant Operations Manager to ensure the property is well maintained and runs effectively
  • Conduct regular meetings with the on-site Guest Services Manager, Guest Services Supervisor and Operations Manager to ensure expectations are being met
  • Complete the critical date management and reporting, including but not limited to: option dates, last day to exercise option, lease expiry dates, bank guarantee expiry dates, rent review escalations, market review dates, executed lease status and management of unique lease terms.

Qualification Requirements

  • Current REBA Licence
  • Minimum 5 years’ experience in the retail property industry
  • Financial reporting & debtor control experience
  • Computer literate with broad knowledge of Microsoft applications
  • CBRE MRI Pulse and Pulsetech Systems experience would be desirable.

  • Strong oral communication and interpersonal skills with the ability to attend to queries and chase arrears
  • Strong written communication skills with the ability to maintain accurate and timely reports
  • Strong organisational skills, including the ability to effectively prioritise and manage multiple tasks and deadlines whilst ensuring attention to detail
  • Ability to work collaboratively and effectively as part of a small team environment and also show initiative and work independently when required
  • Demonstrated computer literacy with proficiency in a range of applications including Microsoft Office and experience using electronic databases.
