Reporting to the Chief Financial Officer the Portfolio Valuation Manager will manage the Portfolio Valuation program and provide financial and analytical support to the Business in the management of a diversified portfolio of retail and commercial properties on a full time permanent basis.

The role requires a blend of reactive dealings, in response to day-to-day matters, but also proactive approach in assessing the health of valuation forecasts and understanding what key elements are needed to achieve these. Resulting from this proactive position, the role comes with a responsibility to raise issues well in advance of them occurring and propose mitigation strategies.

Essential Duties

  • Management of the Portfolio Valuation program and corporate model.
  • Assist in co-ordination of external valuations and preparation of internal valuations of the Portfolio for statutory and internal reporting purposes, including provision of information and advice to the auditors.
  • Assist in the preparation of management papers, the Quarterly Reporting process and Board Reporting pack.
  • Assess the adequacy of forecast assumptions – leasing metrics, timing and likelihood of success – such that forecast models properly consider both market conditions, industry peers and Hawaiian expectations.  
  • Assess asset and retailer performance across the group and identify opportunities for value creation via – remixing, opportunities for sales growth (vs peers), missing categories, additional income streams etc.
  • Preparation of management portfolio information, eg, WALE, Tenant retention rates, asset metrics, performance, leasing tracking, incentive applications, rental spread and portfolio summaries.
  • Complete lease analytics for proposed new lease, timing and recording metrics.
  • Market Rent Review and Valuation advice.
  • Development Feasibility Analysis and ah-hoc Financial Analysis.
  • Acquisition Due Diligence and Divestment Analysis.
  • Analysis of Joint Venture partner strategies and performance.
  • Preparation and delivery of in-house Valuation training.
  • Maintain professional network to assist in lead generation, market intelligence and valuation management (valuers, agents, landlords etc).

Qualification Requirements

  • Licensed Valuer.
  • +7 years industry experience.
  • Strong excel, Cougar and Forbury modelling skills.
  • Highly proficient in the use of computers and able to quickly learn new systems with training.
