We are looking for a Senior Property Manager who is passionate about delivering efficient, well-organized and timely property leasing and management services. Reporting to the Head of Property Development, you will be responsible for ensuring the efficient running of all aspects of your portfolio, while maintaining “best in class” service delivery, innovation and planning. You will play a key role in protecting and growing value by optimizing long-term sustainable revenue.

Key responsibilities:

The role's duties and accountabilities include, but are not limited to:

Financial Management

  • Assist Asset Manager with budgeting and financial planning.
  • Oversee, understand, and provide input on all financial transactions with regards to lease obligations and assist the finance team with reviewing the accuracy of charges.
  • Maintain optimal and sustainable revenue growth.
  • Cost management and forecasting.
  • Capital planning and expenditure.

Property Leasing Management

  • Protect value & identify revenue opportunities.
  • Maintain market knowledge, developments, & network connections within the industry and assess possible implications on the portfolio.
  • Promote long term & stable relationships with our tenants to ensure sustainable growth and minimise vacancies.
  • Assist Asset Manager with preparation of Business Cases funding papers and the need and make recommendations for capital works.
  • Prepare proposals and undertake negotiations on all new lettings, lease renewals, market & rent reviews as well as any proposed assignments and sub lettings and obtain required approvals to finalise.
  • Ensure lease terms are reviewed by legal and work with them in the preparation of lease and license documentation and assist in other legal items as required.

Property /Facilities Management

  • Business Partner management (including Facilities Management, Safety & Environmental Management)
  • Ensure property assets are fit for purpose to meet APAM’s strategic objectives. Monitor Business Partner performance to ensure fulfilment of landlord and tenant lease obligations.
  • Provide input/assistance to ensure internal processes and Standard Operating Procedures are appropriately documented.
  • Provide instruction to internal teams with regards to lease and site set ups on required platforms.
  • Maintain current and accurate critical dates register to ensure actionable items are dealt within the required timeframe.

Tenant Management

  • Maintain regular communications with our tenants acting as key contact for lease related issues and a point of escalation for any operational or facilities management matters.
  • Maintain current insurance policies and bank guarantees as outlined in the lease.
  • Contribute to formal communications with tenants such as outgoings Methodology, Rates & taxes methodology etc.

Safety and Sustainability

  • Work with facility management teams, operations, safety and environment teams to ensure collaboration and development of goals and objective.

The successful candidate will have:

  • Tertiary qualification in business, commerce, project / asset management or similar.
  • 3-5 plus years of business, property / leasing/ asset management, operations experience would be an advantage.
  • Supply evidence on the successful completion of your agent’s representative certificate.
  • Ability to develop long term relationships and negotiate successful outcomes in a tenant facing property leasing role.
  • Demonstrated knowledge of property law, valuation, contract law and property practices and principles.
  • Assist Asset Manager with business planning, budget development and business case development.
  • Be able to work effectively with internals teams including close integration with the Property Development and Facilities Management teams, manage external property management professionals, ensuring you are working collaboratively towards a clear and common goal.
  • A clear understanding of Property Leasing principles, cost management disciplines, the commercial building and construction process, risk management and environmental and OHS authorities and responsibilities.
  • Ability to effectively communicate and influence internal and external stakeholders on sensitive and commercial issues.
