Residential Site Manager

Production Builders this one is for you!

Start shaping the newest Living Gems lifestyle resort at Buckley Road, Burpengary East — and build a career (and life) right here in Moreton Bay. At Living Gems, our commitment goes beyond construction — we become an integral part of the community, we don’t just hand over keys — Living Gems lives and works within the communities we build.

With 40+ years of experience in creating vibrant over-50s lifestyle communities, Living Gems is one of Australia’s most respected developers in this space. We’re now relaunching the brand with three exciting new resorts underway in Townsville, Rockhampton, and Moreton Bay — and we’re looking for a Residential Site Manager to lead our Moreton Bay project in Burpengary East.

This is your chance to join a company with deep roots, a strong reputation, and a bright future — while enjoying the lifestyle benefits of being home every night.

About the Role

You will deliver 186 architecturally designed comes, each taking approximately 12–16 weeks to build — so experience in high-volume, fast-paced environments is essential. You will be responsible for building and managing your own on-site team of labourers, plant operators and trades with our support.

You’ll manage:

  • A large-scale site with years of construction ahead of us
  • Multiple homes at multiple stages in the one location
  • Scheduling and coordination via Onsite Companion
  • Site set-up, framing, and through to handover — depending on your skills
  • Provide regular progress reports
  • Identify and mitigate potential risks and issues that may impact project delivery

Your focus: keep trades moving seamlessly from one house to the next by ensuring everyone is ready, scheduled, and productive.

What You’ll Need

  • Trade qualification (carpentry preferred)
  • QBCC Supervisor License (desired but not essential - we can assist with this subject to conditions)
  • Proven experience in production/volume residential construction
  • Strong people leadership, planning, and communication skills
  • WHS knowledge and commitment to safety
  • Aptitude for project management and tech confidence (construction software)
  • A valid driver’s license
  • Proactive, hands-on approach — someone who leads from the front

Why Join Living Gems?

For over four decades, Living Gems has been at the forefront of building lifestyle communities for active over-50s. Known for our quality, innovation, and community focus, we’re entering an exciting new growth phase with multiple new resorts launching across Queensland.

  • Thrive with established systems and support
  • Provided with training and development to progress your career
  • Opportunities for career growth
