At Invest we have a new opportunity for an experienced Retail Senior Property Manager to be a part of our recently constructed Office & Retail property located in the bustling heart of Sydney CBD. You'll be joining a dynamic team committed to leading, overseeing, and implementing Investa's customer-focused property services.  Additionally, this role offers operational support to the General Manager to ensure efficient performance and management of the Portfolio.  You must have strong working knowledge of Retail Leases legislation and strong understanding of property fundamentals and valuation principles. 
To continue to achieve great outcomes for our tenants and staff, we seek an experienced property professional with the following skills, capabilities, and attributes.
Responsibilities: 

  • Oversight and management of the retail offering at 39 Martin Place. 
  • Management of retail centre P&L. 
  • Onboarding and delivery of an operational retail centre – focus on finalisation of fit-out and commencement of trading. 
  • Develop strong key stakeholder relationships – Metro & Shared Services.
  • Leasing – drive lease outcomes that align to the asset Strategic Asset Plan. 
  • Integrated Operating Performance – clear and concise communication within direct team and wider stakeholder group. 
  • Financial Risk Management – accurate and timely setup of retail tenants, ensuring compliance to Lease obligations and compliance with relevant retail legislation. 
  • Leadership – contribute to setting a high-performance approach within the team. 
  • Retail Expertise – build retail expertise within the asset team and act as subject matter expert within the department.
  • Implement leasing/tenant retention strategies and initiatives in line with Annual Budget Plan.
  • Manage the leasing and lease renewal process for retailers in accordance with leasing strategy and/or AM instruction.
  • Ensure lessee compliance with lessee obligations and covenants.
  • Ensure compliance with relevant Retail legislation i.e. The Retail Lease Act. 
  • Comply with all legislative, internal/external risk and compliance requirements in order to mitigate risk. 

Qualifications, Skills & Experience:

  • Tertiary qualification in property and/or related discipline
  • Proven experience in retail Property Management (6 years min preferred)
  • Experience in leading lease negotiations and lease documentation. 
  • Desirable – prior experience onboarding new development. 
  • Intermediate to Advanced MS Word and Excel skills
  • Numerate and competent in financial and/or accounting systems
  • Proficient in financial reporting and variance analysis
  • Strong relationship building and interpersonal skills
  • Demonstrated ability to communicate with various stakeholders
  • Proficient communication skills (verbal and written) including report writing 
  • Strong organisational and time management skills

Knowledge:

  • Strong working knowledge of Retail Leases legislation. 
  • Strong understanding of property fundamentals and valuation principles.
