We’re looking for an experienced and commercially minded Portfolio General Manager to lead the performance, strategy and delivery of a portfolio of premium commercial assets. This role is responsible for driving strong financial and operational outcomes, leading and developing high-performing teams, and delivering exceptional customer-centric service to tenants, funds and stakeholders.

Your key responsibilities: 

  • Lead, mentor and develop a high-performing property management team across the allocated portfolio, driving a strong customer-centric and compliant culture
  • Deliver high-quality property management services that meet the needs of tenants, funds, asset managers and external stakeholders
  • Execute Strategic Asset Plans in partnership with Asset Managers, contributing market insight, leasing assumptions and capex input
  • Drive strong financial and operational outcomes across the portfolio, including NOI, asset performance, management fees and operational targets
  • Oversee day-to-day property operations, P&L management, budgeting, forecasting and cashflow
  • Lead leasing and tenant retention strategies to improve occupancy, reduce vacancy and maximise long-term asset value
  • Oversee capex planning, approvals and delivery in line with budgets, SAPs and delegated authorities
  • Ensure all legislative, risk, WHS&E, compliance and reporting obligations are met
  • Build and maintain effective relationships with tenants, funds, agents, valuers, service providers and internal stakeholders
  • Lead asset-based ESG, sustainability and building technology outcomes in partnership with internal teams

 

What you bring: 

  • Degree in Property or a related discipline.
  • 10+ years’ experience in the commercial property industry, with strong property management expertise
  • Proven experience leading and developing high-performing teams
  • Strong financial and commercial acumen, including P&L and asset performance management
  • Demonstrated ability to influence, negotiate and manage multiple senior stakeholders
  • Excellent communication, planning and organisational skills
  • Strong knowledge of funds management and Australian commercial property markets
  • Intermediate to advanced MS Word and Excel capability
