As the Asset Manager – Living, you will be responsible for the proactive management and performance of a portfolio of prime living assets including BTR, studio living and other living asset classes. You will work closely with the Investment Management, Development Management and Property Management teams to deliver schemes at various stages between planning, development, lease-up and ultimately a successful exit or recapitalisation.


Your key responsibilities:

  • Drive portfolio performance through strategic asset plans, launch and in-life pricing strategy, ancillary revenue initiatives, and disciplined opex control to maximise returns
  • Oversee the asset lifecycle lead Development Management during construction, support Operations through asset mobilisation to PC, guide Property Management to deliver a superior resident experience, and steward ongoing value add initiatives
  • Own investment performance reporting by building and running feasibility and operating models, tracking KPIs, benchmarking against peers, and supporting hold/sell decisions.
  • Partner with Investment & Capital Transactions to feed fund models and client reporting, nurture LP relationships, support capital raises/recapitalisations, and coordinate asset disposals
  • Lead market intelligence and strategy and become a local market expert, monitor supply–demand, regulatory and tax changes, conduct ad hoc analysis, run regular asset inspections and competitor mystery shops, and contribute to the wider Living strategy (e.g., Land Lease Communities, Affordable Housing, PBSA, SDA) including diligence on key assumptions and partner underwrites
  • Support financing activities by assisting in procuring asset level debt, run sensitivities for covenant negotiations, and monitor/report ongoing covenant and facility compliance
  • Champion ESG by drafting, implementing, and governing the portfolio’s ESG strategy and performance outcomes
  • Manage third party providers. Appoint, scope and performance manage property, project and valuation partners; oversee health & safety and risk management; and coordinate legal documentation in line with fund policy

 

What you bring:

  • Bachelor’s degree (or higher) in property, business or commerce
  • Demonstrated Investment or Asset Management experience
  • Proven experience in the living sector, ideally with BTR or similar background
  • Strong experience within financial reporting including detailed financial analysis
  • Experience delivering on strategic asset plans
  • Real estate technical knowledge a bonus
  • A deep understanding of the Australian real estate market
  • Strong financial acumen including forecasting, returns analysis and performance tracking
  • A collaborative worker, thriving in a team environment
