Manager of Condominium and Joint Use Agreement Setup

Ian Martin Workforce is working with a reputable Condominium and Home Builder within the Ottawa Area. We are currently seeking to hire a unique role within the organization. This role lays in the middle of Warranty, Customer Care, and organizational details.

With the ability to work from home or the office, this position of Condominium and Joint Use Agreement will assist in the development of Condo and Joint Use Documents prior to sales launch as well as provide advice in the product development and pre-tender stages of new condominium minimizing risks from the perspective of the Condo Act and Tarion’s rules.

Experience needed:

  • Manage the relationship with Tarion for Common Elements.
  • Provide education and onboarding training to staff on Tarion requirements and updates for performance audits and BB19.
  • Manage and onboard Property Managers, Condo Managers, and Condo boards.
  • Manage the Condo Board and JUA relations and process from inception through to Performance Audit Completion and release of securities.
  • Work with the Director, Sales, and Design, and the applicable member of the Land Team.
  • Assist in the development of Condo and Joint Use Documents prior to sales launch   
  • Ensure that the Condo Board and all Owners’ Associations are self-sufficient and effectively functioning independently at the time of withdrawal from duties with the building.
  • Create Common Element and JUA budgets with corporate lawyer and the Sales and Design Manager, for inclusion with project documentation
  • Manage and onboard the Commissioning agents.
  • Manage the BB19 process - end to end.
  • Monitor Avid reports and advises on means of improving customer satisfaction.

Qualifications and Experience:

  • 5 years of leadership experience with a large general contractor or developer working on condominium-style developments.
  • In-depth knowledge of the condominium development process, related construction process, and the turnover process. 
  • Knowledge of the Ontario Condominium Act.
  • Knowledge of the Tarion Condominium Performance audit process.
  • Ability to lead, influence, and manage without direct authority over others i.e. stakeholders
  • Strong written and verbal communication skills.
  • Friendly, engaging and positive personality.
  • Ability to visualize the project, anticipate constructability issues, and embedded solutions in the construction plans and schedules.
  • Excellent working knowledge of Tarion Warranty procedures and processes.
  • Strong knowledge of the Ontario Building Code.
  • Skilled with Microsoft Office including Project, Excel, Word, and Outlook
