One of Canada’s Best Managed Companies in 2020 and the largest privately-owned homebuilder in North America is looking for a New Home Technician to join the team.

As the new New Home Technician, you will be responsible for completing warranty service repairs in homes following homeowner possession. as a strong customer service orientation throughout every touchpoint with the home and the Homeowner. This position requires high-quality results, as well as a strong customer service experience.

Pre-Occupancy:

  • Fix and eliminate deficiency items before Certification of Completion and Pre-Delivery Inspections, including preparation for occupancy inspection.
  • Coordinate repair of deficiency items listed on Certificate of Completion and Possession, with Builder (and homeowner), before (and after) closing.
  • Identify and assess construction deficiencies and perform repairs in a timely manner.
  • Prepare homes for inspection by City for occupancy, insulation and framing.
  • Perform drywall checkouts as required for each home.
  • Ensure complete clean-up of home, inside and outside, prior to QA and CCP.
  • Perform a visual inspection of the exterior home to assess the state of completion

 

Post Occupancy:

  • Fix and eliminate warranted deficiency items as noted on Homeowner 30-day, 1st year, & 2nd year Warranty forms.
  • Fix and eliminate any remaining PDI items.
  • Review service warranty lists with homeowners – explaining which item will be rectified immediately and why.
  • Assess and determine the timeframe to complete tasks noted on the work order, then complete all items in the designated timeframe.
  • Provide images for all deficiencies noted on work order, and or Tarion forms.
  • Advise of the process to assign work to trades no later than by the following morning at 8:00 am from finished appointments.
  • Obtaining homeowner's signature on completed items.
  • Communicate with homeowners on a daily basis for any work to be completed in their homes ensuring all processes are followed for homeowner home appointments vs homeowner absent appointments.
  • Ensure effective trade management by communicating with the required trades daily and reporting any absent trades.
  • Respond to and resolve Homeowner emergency calls such as roof or plumbing leaks.
  • Preparing materials required to complete service work prior to visiting homeowners.

Additional Responsibilities:

  • Providing a list of required materials and supplies to the direct supervisor on weekly basis.
  • Meet regularly with the direct supervisor at designated times to discuss completed work and work to be assigned to trades.
  • Review work orders on a proactive and daily basis.
  • Develop a constructive and helpful working relationship with homeowners
  • Assisting trades at the appointment if needed.
  • Ability to provide quality detail-oriented workmanship.
  • Other duties as assigned.

Experience and Qualifications:

  • Completion of High school education level or higher is preferred, but not required.
  • Basic arithmetic skills, for example, in taking measurements, are essential.
  • Several years of experience in the residential/ commercial construction industry, or experience in the renovations/repairs business.
  • Knowledge of and demonstrated proficiency in multiple trades functions such as carpentry, drywall, painting, etc. is a requirement, as is knowledge of various tools and equipment.
  • Comfortable in the use of technology – smartphones, tablets, or computers to record, review, and communicate information related to deficiency lists.
  • Excellent customer service skills in dealing with homeowners, including strong verbal communication skills, as well as the ability to utilize alternative means of communication when a language barrier is encountered;
  • Must have the ability to read and write accurately in the English language.
  • Flexible, with the willingness and ability to travel daily to assigned sites and to work at locations across the division.
  • Must have a valid driver’s license, regular access to a vehicle, clean driver's abstract and provide own tools.
