One of Canada’s Best Managed Companies in 2020 and the largest privately-owned homebuilder in North America is looking for a New Home Technician to join the team.
As the new New Home Technician, you will be responsible for completing warranty service repairs in homes following homeowner possession. as a strong customer service orientation throughout every touchpoint with the home and the Homeowner. This position requires high-quality results, as well as a strong customer service experience.
Fix and eliminate deficiency items before Certification of Completion and Pre-Delivery Inspections, including preparation for occupancy inspection.
Coordinate repair of deficiency items listed on Certificate of Completion and Possession, with Builder (and homeowner), before (and after) closing.
Identify and assess construction deficiencies and perform repairs in a timely manner.
Prepare homes for inspection by City for occupancy, insulation and framing.
Perform drywall checkouts as required for each home.
Ensure complete clean-up of home, inside and outside, prior to QA and CCP.
Perform a visual inspection of the exterior home to assess the state of completion
Fix and eliminate warranted deficiency items as noted on Homeowner 30-day, 1st year, & 2nd year Warranty forms.
Fix and eliminate any remaining PDI items.
Review service warranty lists with homeowners – explaining which item will be rectified immediately and why.
Assess and determine the timeframe to complete tasks noted on the work order, then complete all items in the designated timeframe.
Provide images for all deficiencies noted on work order, and or Tarion forms.
Advise of the process to assign work to trades no later than by the following morning at 8:00 am from finished appointments.
Obtaining homeowner's signature on completed items.
Communicate with homeowners on a daily basis for any work to be completed in their homes ensuring all processes are followed for homeowner home appointments vs homeowner absent appointments.
Ensure effective trade management by communicating with the required trades daily and reporting any absent trades.
Respond to and resolve Homeowner emergency calls such as roof or plumbing leaks.
Preparing materials required to complete service work prior to visiting homeowners.
Providing a list of required materials and supplies to the direct supervisor on weekly basis.
Meet regularly with the direct supervisor at designated times to discuss completed work and work to be assigned to trades.
Review work orders on a proactive and daily basis.
Develop a constructive and helpful working relationship with homeowners
Assisting trades at the appointment if needed.
Ability to provide quality detail-oriented workmanship.
Other duties as assigned.
Experience and Qualifications:
Completion of High school education level or higher is preferred, but not required.
Basic arithmetic skills, for example, in taking measurements, are essential.
Several years of experience in the residential/ commercial construction industry, or experience in the renovations/repairs business.
Knowledge of and demonstrated proficiency in multiple trades functions such as carpentry, drywall, painting, etc. is a requirement, as is knowledge of various tools and equipment.
Comfortable in the use of technology – smartphones, tablets, or computers to record, review, and communicate information related to deficiency lists.
Excellent customer service skills in dealing with homeowners, including strong verbal communication skills, as well as the ability to utilize alternative means of communication when a language barrier is encountered;
Must have the ability to read and write accurately in the English language.
Flexible, with the willingness and ability to travel daily to assigned sites and to work at locations across the division.
Must have a valid driver’s license, regular access to a vehicle, clean driver's abstract and provide own tools.
