Head of Property — Sydney Support Office

About the Role

Harris Farm is growing. We have 30+ stores across NSW, ACT and QLD, and more on the way. As Head of Property, you'll own the physical footprint of this business — from site acquisition and lease negotiation through to store development, refurbishment, and ongoing portfolio management. You'll be our senior property voice, working directly with the Co-CEOs and Finance to make sure every property decision is commercially sound and strategically aligned. What You'll Do

Property Strategy & Portfolio

  • Lead HFM's property strategy — identifying growth markets, evaluating new sites, and building a pipeline that aligns with the 5-year business plan
  • Manage the existing portfolio: lease renewals, rent reviews, critical dates, and landlord relationships across all stores
  • Represent HFM in negotiations with landlords, shopping centres, and developers — getting the best commercial outcomes
  • Maintain an accurate, up-to-date property register covering all lease terms, expiries, options, and obligations
  • Provide the Department Head and Co-CEOs with clear recommendations on acquisition, renewal, relocation, and exit decisions

Development & Projects

  • Lead new store development end-to-end: from concept and DA through to fit-out, handover, and trading-ready opening
  • Manage refurbishments and capital works across the existing store network — on time, on budget, and built to HFM standard
  • Appoint, brief, and manage architects, builders, project managers, and specialist consultants
  • Own the capital expenditure programme — prioritising projects, tracking spend, and reporting progress to the Department Head, Co-CEOs and Finance
  • Work with Retail Operations to ensure store designs and layouts support trading outcomes, not just aesthetics

Sustainability & Compliance

  • Ensure property-related sustainability commitments are embedded in all development and fit-out decisions
  • Drive energy efficiency, waste reduction, and environmental targets through smart property decisions
  • Ensure HFM meets all building code, council, and planning obligations — DA compliance, food safety fit-out standards, accessibility, and WHS requirements
  • Support B-Corp reporting obligations relating to property, environmental impact, and community

Commercial Leadership

  • Act as HFM's senior property voice — commercially sharp, credible with landlords, and trusted internally
  • Partner with Finance on property P&L, lease liability (AASB 16), and capital planning
  • Brief and manage external legal counsel on lease negotiations, DA disputes, and development agreements
  • Contribute to the annual business planning process with a clear property investment and portfolio strategy

About You

We're looking for a commercially sharp, credible property professional who's ready to lead. Specifically:

  • 8+ years in retail, food, or hospitality property — at least 3 in a senior leadership role
  • Demonstrated track record negotiating leases with landlords, both large and small
  • End-to-end experience delivering retail fit-out and new store development projects
  • Experience managing a portfolio of 20+ sites preferred
  • Strong financial literacy — can model a lease or capex case and defend it
  • Degree in Property, Commerce, Law, or related discipline — or equivalent experience
  • Project management qualification an advantage (PMP, AIPM)
  • Clear, confident communicator — written and verbal; comfortable at Co-CEO level
  • Hungry, humble, and smart — goes above and beyond, shares credit, reads the room
