ABOUT THE PROJECT

We are thrilled to partner with our long-time client, Uniting, to design and construct their Uniting Edinglassie Village adjacent to their existing residential aged care facility in Emu Plains, NSW. The project includes demolition of 46 existing Independent Living Units (ILUs), and delivery of 147 new ILUs across 5 new buildings (2 to 4 storeys), with a single-level basement carpark, residents' clubhouse, and associated earthworks, landscaping & stormwater drainage.

ABOUT THE ROLE

At Growthbuilt, each of our Senior Contract Administrators holds a pivotal project leadership position, and this role is no different: you will be the project team's commercial leader, tasked with leading end-to-end procurement, subcontract management, head contract administration and project financials for a $100m Class 2 / 7a Seniors Living project.

Reporting to the Senior Project Manager, with support from our divisional Contracts Manager, you’ll lead other CA's and work closely with the site team, consultants and client representatives to ensure strong commercial outcomes, while maintaining positive relationships across the project.

This role is suited to an experienced CA ready to step into a senior position, or an established Senior CA looking for a well-supported project with strong leadership and clear delivery structure.

YOUR DAY-TO-DAY MIGHT INCLUDE

  • Oversee procurement and contract negotiations: developing and executing the project procurement plan, packaging trade scopes, conducting tenders and driving negotiations to secure the best outcomes.
  • Manage project financials and budget control: monitor project costs, maintain up-to-date cost reports and forecasts, and provide transparent financial reporting to ensure the project stays on budget.
  • Administer the head contract: ensure all head contract conditions, deliverables, notices (inc. any variations, EOTs, delays etc) are administered in accordance with our entitlements to protect Growthbuilt’s commercial position and ensure the project runs smoothly.
  • Lead subcontractor management: from award to project handover, prepare and negotiate subcontracts and supply agreements, manage subcontractor performance and progress, assess variations and claims, and issue notices (NODs, NCRs etc) as required, all while fostering positive relationships.
  • Collaborate on project delivery: work closely with the Project Manager and site team to resolve any contractual or financial issues quickly, keep the project programme on track, and maintain open communication with the client’s team (Principal, Superintendent, consultants).
  • Implement cost control & value engineering: continually seek opportunities for cost savings or value-add through value engineering and careful scope management, without compromising on quality, safety or client outcomes.
  • Project reporting & compliance: prepare monthly reports on budget status, cost to complete, cash flow forecasts, and risks/opportunities. Present financial updates to senior leadership and ensure all commercial activities align with Growthbuilt’s policies and the compliance requirements.

ABOUT YOU

You are a seasoned Contracts Administrator who thinks like an owner and thrives on creating value through strong commercial judgement, risk awareness and attention to detail.

You understand that cash is king on construction projects, and you take a conscientious, proactive approach to protecting commercial outcomes, managing risk early and maintaining strong financial discipline across the full project lifecycle.

You’ll bring:

  • 8+ years’ experience in contract administration within a Tier 2 or Tier 3 head contractor
  • Experience delivering 3+ end-to-end building projects, ideally Class 2 or 7a developments
  • Strong capability across procurement, subcontract negotiation and head contract administration
  • A detailed understanding of subcontractor claims, variations, EOTs, cost reporting and forecasting
  • Strong commercial acumen with a clear understanding of risk, entitlement and cash flow management
  • A conscientious approach to contract administration, documentation and financial control
  • Excellent negotiation skills and the ability to build strong relationships with clients, consultants, subcontractors and internal teams
  • Confidence in identifying issues early, communicating clearly and driving practical commercial outcomes
  • A proactive, “get it done” mindset with the ability to stay calm under pressure
  • A tertiary qualification in Construction Management or a related discipline (highly regarded)
