Job Description
A leading company in the grocery industry is currently seeking a Vice President of Real Estate and Construction to join their team. Key duties include:
1) Partner with the Executive Team to establish the strategic direction, goals and major initiatives of
the company
2) Manage assets and the acquisition of real estate
3) Stay informed of public policy and law changes and maintain active awareness of market trends
in the real estate development and construction of mixed-use, multifamily, commercial, industrial,
and retail asset classes
4) Oversee internal operations and help to build strong customer relationships and maximize the
company’s operating performance and help to achieve the company’s financial goals
5) Manage the real estate portfolio, including negotiating and executing new lease agreements,
modifications to existing leases and managing renewal options and lease terminations
6) Establish overall direction and strategic initiatives for the given major function or line of
business
7) Lead progress of supermarket remodels, tenant improvements or capital improvement projects
8) Analyze investment opportunities, including a review of the property, location, comps, capital stack structure and sponsor experience to ensure the transaction is an acceptable risk-adjusted return for the company
9) Build financial models from scratch to independently assess the potential financial outcomes of
an investment
10) Oversee the work of pre-construction, construction operations, logistics and warehouse, warranty, and
repairs and maintenance for all projects completed on time, within budget, according to pre-established specifications
11) Direct the development of project-level budgets to achieve the company’s gross margin and profitability targets
12) Lead, develop and evaluate the performance of the construction management team in accordance
with company strategy, plans and standards
13) Lead the selection of general contractors, consultants, technical experts and other third-party
consultants for each project through a formal RFP process
14) Provide leadership and direction for the company to complete tenant improvements, build outs,
remodels, renovation, repositioning, redevelopment and ground up development projects at the
lowest possible cost, in the shortest possible time frame, in accordance with company’s plans,
standards and specifications
15) Provide and expect clear and timely communication and reporting on all projects
16) Participate in the preliminary, final, and bid approval process to reduce cost, review standards,
and approve construction specifications
17) Work closely with various City Departments, including building departments, public works, community development departments, engineering, fire life safety and housing departments to obtain conditions of approval, permits, inspections and certificate of occupancy
18) Oversee the work of Directors, Project Managers and contractors
19) Obtain internal approvals and ensure work is completed correctly, on time and on budget
20) Coordinate efforts with key suppliers and subcontractors to ensure supply chains are effective and
projects are completed on schedule and within budget
21) Develop and maintain a master construction and consulting agreements in order to standardize
terms and conditions between the company and subcontractors
22) Maintain and update as-built construction drawings and specifications for properties
23) Implement risk reduction and management procedures, as necessary
Critical Requirements
1) A university degree is required. Although all candidates are welcome and encouraged to apply, preference will be given to those with degrees in a relevant field
2) Appropriate full-time work experience is mandatory (no students or fresh graduates please)
3) Recent experience in the grocery industry is strongly preferred
4) Preference will be given to candidates with recent experience in construction management
