Reporting directly to the Chief Operating Officer, this is more than a maintenance role. About the Opportunity
This role provides leadership across facilities maintenance, capital planning, contractor management and procurement functions for Bene's Residential Aged Care Homes, Retirement Living and Community Services. You will oversee both proactive and reactive maintenance programs while driving improvements in procurement practices, supplier performance and asset management systems.
Key responsibilities include:
Facilities & Asset Management
- Lead preventative, reactive and emergency maintenance services across multiple sites
- Develop and implement maintenance programs that support safety, compliance and service quality
- Coordinate building repairs, refurbishments and minor capital works projects
- Conduct regular site inspections and identify opportunities for improvement
- Support organisational readiness for audits, accreditation assessments and regulatory reviews
- Contribute to long-term asset management and capital replacement planning
Procurement & Contractor Management
- Lead the ongoing development and improvement of Bene's procurement function
- Establish effective procurement processes, supplier governance and purchasing controls
- Negotiate and manage supplier and contractor agreements
- Monitor contractor performance to ensure quality, value for money and compliance
- Support procurement activities across operational and capital expenditure requirements
Compliance, Safety & Quality
- Ensure compliance with the Aged Care Act, Aged Care Quality Standards, WHS legislation and relevant building regulations
- Support fire safety, emergency preparedness and environmental compliance requirements
- Maintain accurate maintenance, contractor and compliance records
- Contribute to risk management and continuous improvement initiatives
Leadership
- Lead, mentor and support the maintenance team
- Build positive relationships with Residential Managers, Retirement Living teams and Community Services leaders
- Partner with stakeholders across the organisation to deliver practical and effective solutions
- Foster a culture of accountability, service excellence and continuous improvement
About You
You are a practical and solutions-focused leader who enjoys balancing operational delivery with strategic improvement. You understand that well maintained environments contribute directly to resident wellbeing, employee safety and service quality. To succeed in this role, you will bring:
Essential
- Trade qualification in Building, Carpentry, Electrical, Plumbing, Maintenance or a related field
- Demonstrated experience leading facilities, maintenance or property management functions
- Experience managing contractors, maintenance programs and operational budgets
- Strong understanding of WHS, compliance and risk management requirements
- Excellent stakeholder engagement and relationship management skills
- Current Driver's Licence
- National Police Clearance
