What you’ll do

As Manager, Tenancy Services, you will oversee the delivery of tenancy and customer services that are consistent, compliant and centred on the people who call our communities home.

You’ll provide operational oversight and guidance to teams across Metro and Regional SA delivering services across tenancy management, allocations, tenant behaviour, customer enquiries and specialised responses including family and domestic violence and disability-related tenancy support.

Your leadership will foster an environment where tenants feel heard, respected, and supported to maintain safe and stable housing while ensuring decisions are grounded in legislation and policy.

You’ll be trusted to make a valuable impact by:

  • Providing guidance and support on tenancy matters, including breaches, notices, complaints, reviews and tenancy sustainment issues and managing complex tenancy situations.
  • Ensuring tenancy practices in all BHA locations align with relevant legislation, NRSCH requirements, organisational policies, and service standards.
  • Monitoring service performance, compliance and risk indicators, and complaint trends to support effective governance.
  • Working collaboratively with internal teams, tenants, advocates, and sector partners to improve service outcomes.
  • Fostering a supportive and respectful team environment that encourages collaboration, accountability and effective service delivery.

What you’ll bring

To thrive in this role, you will have:

  • Experience leading teams in a regulated tenancy, community housing, customer service, or complaints environment, including developing staff capability through coaching, induction and training.
  • Demonstrated knowledge of the Residential Tenancies Act and community housing requirements in South Australia.
  • Experience working within a registered Community Housing Provider in South Australia.
  • Strong judgement, sound risk awareness and the ability to manage competing priorities.
  • Highly developed communication skills particularly in complex or sensitive situations.

We would also love you to have:

  • Familiarity with NRSCH performance requirements and regulatory engagement.
  • Experience supporting audits, reviews and appeals, along with involvement in quality assurance, audit readiness and service improvement activities.
  • Confidence using tenancy, complaints or case management systems.
  • A genuine commitment to procedural fairness, tenant-centred service and inclusive leadership.
